How to Perfect Your Rental Application

Applying for a rental property can be a stressful experience. After touring a property, envisioning it as your new home, and mentally decorating each room, the process of completing an application can feel daunting.

Your application is your opportunity to showcase the type of tenant you would be. To strengthen your application, it's helpful to consider what a landlord might be looking for.

When reviewing a rental application, we focus on suitability, financial stability, and rental history. To assess these factors, we request specific documents and references.

Personal Details

We require two forms of ID from all applicants. Your photo ID helps us match individuals we meet at open inspections with their applications. An application is needed from anyone over the age of 18 who will be residing at the property.

Financial Details

Bank statements are a great way to demonstrate your income and show you have financial reserves in case of changes to your employment or personal circumstances that might affect your ability to pay rent.

If you choose to provide bank statements, please ensure that all account details and outgoing transactions are redacted or deleted. We cannot accept statements where this information is visible.

Additional Documents

If you are self-employed you may need to provide your accountant's details to verify your annual income or include a copy of your ATO notice of income assessment to demonstrate your earnings for the financial year.

What Happens After You Apply

Once we receive your application, we process it and conduct reference checks. After processing, we present suitable applications to the landlord, who will make the final decision on approval.

To ensure you receive a prompt reply please ensure you have supplied all required information and that you have up to date contact details for your references. If you're successful, we will contact you to offer the property, confirm the lease start date, and discuss any other details. Once you accept, you'll receive further written instructions, including how to pay the bond and first two weeks' rent to formally secure the tenancy.

We often receive a large number of applications, and only one can be successful. Unfortunately, we are unable to provide individual feedback on applications that have been unsuccessful.
